Eviction Documents We Serve
We serve 5-day notices for nonpayment of rent, 10-day notices for lease violations, and eviction summons and complaints (special detainer actions), together with the Residential Eviction Information Sheet and the documents you provide. For notices, we hand-deliver to the tenant and give you proof of delivery. Need a different landlord document served? Ask us.
How Eviction Service Works in Arizona
Arizona's eviction rules allow the summons and complaint to be served by a constable, sheriff or process server, either by handing the papers to the tenant or by posting them in an obvious place at the property and mailing a copy by certified mail. Service must be completed at least two days before the first court date, so send your papers to us as soon as your case is filed.
Your service packet should include the summons, complaint, Residential Eviction Information Sheet, a copy of the lease and any addendums, and, for nonpayment cases, an accounting of charges and payments for the past six months. If something is missing, we'll let you know before we head out.
This section is general information, not legal advice. Check with the court or your attorney about your specific case.
How It Works
Step 1: Send us your papers. Email or text the filed documents, the tenant's name and the rental address, plus your court date.
Step 2: We serve the tenant. We attempt personal service, and when personal service isn't possible, we post and mail as Arizona's rules allow.
Step 3: You get proof. We email you the proof of service (a signed affidavit of service), with photo and GPS proof.
